Are you licensed and insured?
Yes — fully licensed and insured. License number and insurance carrier details will be displayed on this site once finalized; ask anytime and we can provide proof on request.
What's your service area?
We serve Washington, Clinton, Perry, and St. Clair counties in southern Illinois — including Nashville, Addieville, Carlyle, Breese, Belleville, Mascoutah, Pinckneyville, and Du Quoin. Each county has a regular service day to keep travel costs low.
How quickly can you start a project?
Most small jobs are scheduled within 1 to 2 weeks. Larger rehab work depends on current project load — text a photo of what you have in mind and we can usually give you a realistic timeline within hours.
Do you do small jobs (under $200)?
Yes. There is a one-hour minimum on visits, but small "honey-do" items are exactly the kind of work we do well — and we bundle multiple small fixes into a single trip whenever possible to keep your cost down.
What's your pricing structure — hourly or fixed-bid?
Most repair work is hourly with a one-hour minimum. Larger projects (flooring, full rehabs) are fixed-bid after a consultation so you know the total before we start.
Do you provide free estimates?
Photo-quote estimates are free — text a photo and we will reply with a ballpark range. For larger projects that need on-site measurements, a $75 consultation fee applies and is credited 100% toward your labor when you book the job.
What's the $75 consultation fee credited against?
The full $75 is applied to your labor invoice if you book the job after the consultation. So in practice the consultation is free for booked jobs — and it covers travel and on-site measurement time if you decide not to proceed.
Do you haul away debris?
Small amounts of debris (drywall scrap, old fixtures, packaging) are hauled away as part of the job. Large hauls (flooring tear-out, deck demo) are quoted separately so you can choose to handle disposal yourself or have us include it.
Do you work weekends?
Occasionally, on a case-by-case basis — usually for emergencies or for customers whose weekday schedules cannot accommodate a visit. Standard weekday rates apply.
Do you do new construction or only rehab?
Our focus is rehab and finish work — taking existing homes from "tired" to "renewed." We do not handle ground-up new construction or major structural work, but we are happy to refer those projects to trusted contractors.
Who buys the materials — you or me?
Either works. Most customers have us pick up materials — we know what holds up, we get them at contractor pricing where available, and materials appear as a line item on your invoice with receipts. If you already bought flooring, fixtures, or paint, we are glad to install what you have.
What payment methods do you accept?
Cash, check, and all major cards. Small jobs are due on completion. Larger projects are typically split — a materials deposit up front and the balance when the work is done and you have walked it with us.
How long will my project take?
Most quick jobs (faucet swap, drywall patch, fixture install) are done in a single visit. A typical room of LVP flooring runs 1-2 days; a multi-room install or small rehab runs 3-5. Your quote will always include a time estimate so you can plan around us.
Do I need to do anything before you arrive?
Just clear the work area of small and breakable items if you can — we handle furniture moving, floor protection, and dust control. For flooring jobs we will walk you through any furniture and appliance moves as part of the quote.
Do you handle seasonal maintenance?
Yes — southern Illinois weather is hard on houses. Fall is for gutter cleaning, caulking, weatherstripping, and winterizing exterior faucets before the first freeze; spring is for deck repairs, screen fixes, and checking what winter did to siding and trim. Many customers book a standing spring and fall visit.
What if my project needs a licensed electrician or plumber?
We stay in our lane. Fixture-level electrical and plumbing work is squarely what we do, but panel upgrades, new circuits, gas lines, and drain re-piping belong with a licensed specialty contractor — and we will tell you that up front and refer you to someone local we trust.
